Driveways and parking lots, county-wide
Most of what we do in Monmouth County is residential asphalt driveway paving: new driveways, full tear-out and replacement, and milling and repaving over a sound base. Many homeowners also ask us to widen a driveway or add a parking pad so a second or third car fits off the street.
On the commercial side, we handle parking lot paving for small retail strips, offices, medical buildings, houses of worship, HOAs and condo associations. Lots along the busy highway corridors take a beating from delivery trucks and turning traffic, so a lot of that work is milling the tired surface, cutting out and rebuilding failed areas, and paving a new top layer. When the trouble is mostly water, correcting settled inlets and crumbling edges can buy a lot more life before a full repave.
A county with very different ground
Monmouth County packs a lot of variety into a short drive, and that changes how a driveway should be built.
The Bayshore
Along Raritan Bay, towns like Keansburg, Union Beach and Highlands sit low and close to the water. Lots tend to be small, driveways are short, and drainage is the big question. In Atlantic Highlands it is the opposite problem: the hills rising above the bay mean steep driveways where water runs fast and edges can wash out if the pitch and shoulders are not planned.
The river towns and the shore
Around the Navesink and Shrewsbury rivers, older towns such as Red Bank and Rumson have mature trees, established neighborhoods and plenty of driveways that have had new asphalt stacked on top more than once. Down the coast in Asbury Park, Belmar, Spring Lake and Manasquan, homes sit close together on tight lots, so access for trucks and equipment and where the runoff goes matter as much as the paving itself. Sandy soil near the beach drains well, but salt air and a high water table in spots call for a firm, well-compacted base.
Central suburbs
Middletown, the county’s largest township by population, along with Holmdel, Marlboro, Manalapan and Howell, is full of neighborhoods with two-car driveways, curved layouts and cul-de-sacs. Many of these driveways are reaching the age where the surface is cracked and faded but the base underneath is still solid, which makes them good candidates for milling and repaving rather than a full replacement.
Western farm country
Out toward Colts Neck, known for its horse farms, and Upper Freehold, with its open farmland around Allentown, properties are bigger and driveways can run a long way from the road. Long drives need proper crown or cross-slope so water sheds off the sides, and the shoulders need support so the edges do not crumble under farm trucks and delivery vans.
Soil and drainage, in plain terms
Across the county you will find everything from loose, fast-draining sand near the ocean to heavier, slower-draining soils inland. Neither one is good or bad for asphalt by itself. What matters is that we dig out anything soft or organic, build a compacted aggregate base to the right depth, and set the grade so water moves off the driveway and away from the garage and the house. Puddles, sinking spots and alligator cracking almost always trace back to the base or the drainage, not the top layer.

Because we are mobile, we plan routes so the crew is not crossing the county twice in one day. If we are paving in Freehold one morning, we may stop by a property in Manalapan or Howell for an estimate on the way. That keeps travel time down, which helps keep the job efficient.

Is a driveway in a shore town built differently from one inland?
The asphalt is the same, but the ground under it is not. Near the ocean and the rivers the soil is usually sandier and the water table can sit higher, so we pay close attention to pitch and where the water goes. Inland, heavier soils hold water longer, so we often dig out soft spots and build up a thicker compacted base before any asphalt goes down.
Do you pave parking lots in Monmouth County, or only driveways?
Both. Driveways are most of our residential work, and we also pave and repave parking lots for small businesses, offices, churches, HOAs and property managers around the county. For lots we often mill the worn surface, repair failed base areas, then pave a fresh layer so drainage and tie-ins at entrances work properly.
Do I need a permit for a new driveway in Monmouth County?
It depends on the town and the job. Each municipality sets its own rules on driveway aprons, curb cuts, widening and impervious coverage, and some coastal towns have extra review. Before work starts, check with your town's construction or zoning office. We are happy to tell you what we know from working in the area, but the town has the final word.
