Deal is a small oceanfront borough in Monmouth County known for large homes on spacious lots, many of them set behind gates and long lawns along Ocean Avenue. The driveways here are bigger and more formal than anywhere else on this stretch of shore. Dan The Paver builds and replaces asphalt driveways for Deal homeowners and paves asphalt parking lots for the borough’s institutions and nearby commercial properties.
Estates and generous lots
Deal’s housing is dominated by large single-family homes, from historic mansions near the ocean to newer custom homes on the inland streets. Driveways often include:
- Circular or horseshoe drives in front of the house.
- Wide motor courts or garage courts that hold several cars.
- Secondary service drives for deliveries or staff parking.
Because these drives are large and highly visible, consistency of grade, edge and finish matters. We excavate the full area, build a uniform base, and pave in a way that avoids visible seams or uneven joints. When the old surface still has a sound base, we may suggest milling and repaving instead of full replacement.
Coastal ground under the drive
Deal sits on sandy coastal plain soil with a water table that rises near the ocean and around Deal Lake to the north. Sand drains well but needs compaction in layers to support the weight of large vehicles, delivery trucks and landscaping equipment. On low corners and where downspouts discharge, we deepen the base and adjust the grade so water moves off the surface quickly. Our asphalt driveway paving page goes through every step.
Parking for institutions and businesses
The borough’s houses of worship, beach club and the small business district along Norwood Avenue (Route 71) all need well-built lots. We offer asphalt parking lot paving for those owners, planned around services, events and seasonal traffic.
Check with the borough
Deal has detailed zoning rules for lot coverage and front yards. Before changing a driveway’s layout, widening it, or adding a curb cut, talk to the borough’s construction and zoning office. Neighboring Allenhurst and Long Branch have their own pages, and the Monmouth County hub lists every town we serve.
Deal paving questions
Our Deal estate has a circular driveway and a separate service drive. Can you replace both together?
Yes. Large Deal properties often have a formal front drive plus a second entrance for deliveries or a garage court. We plan both as one job so the base, thickness and finish match, and we schedule the work so at least one entrance stays usable when possible. Each curb cut should be confirmed with the borough before we start.
Can you pave a driveway in Deal during the summer season?
We can, but many Deal homeowners prefer spring or fall. Summer traffic on Ocean Avenue and Norwood Avenue, plus guests and staff coming and going, makes the job harder to schedule. Asphalt also needs a few days to firm up before heavy use, so planning around events and arrivals is easier outside peak season.
