Long Branch is the largest city on the Monmouth County oceanfront, stretching from Monmouth Beach in the north down to Deal, with Oceanport and West Long Branch on its western side. It is a mix of beach blocks, historic estates, dense older neighborhoods and busy commercial corridors. Dan The Paver handles asphalt driveways for Long Branch homeowners in every section of the city and paves asphalt parking lots for the shops, medical offices, apartment complexes and businesses that line its main roads.
Neighborhoods that change block to block
Long Branch is not one kind of place. Elberon, at the southern end, has large historic homes and estate-style lots with long or circular driveways. The West End and the area around Pier Village and Ocean Avenue mix older shore houses with newer condos and townhomes. North Long Branch and the neighborhoods off Broadway and Branchport Avenue have tighter lots, two-family homes and short single-lane drives. Seven Presidents Oceanfront Park and the boardwalk area anchor the beachfront.
That variety shapes our work. On estate lots we might be rebuilding a long, wide drive with a parking court, while a few miles north we are fitting a new driveway between two houses on a narrow lot. Our asphalt driveway paving process is the same in both cases, but the layout, equipment and staging change completely. For drives that only need a new surface, our milling and repaving approach is often the right fit.
Shore soil and drainage
The oceanfront and low-lying sections near the rivers sit on sandy ground with a high water table, while the land rises slightly to the west. In practice:
- Near the beach, we compact loose sand thoroughly and build a solid stone base.
- On older, lower blocks, we remove soft fill and correct grading problems that trap water.
- On estate lots, we extend the base past the driveway edges so long runs do not crumble at the sides.
Busy commercial corridors
Broadway, Route 36 and Joline Avenue carry steady traffic past retail plazas, restaurants, service businesses and medical offices, many clustered around Monmouth Medical Center. Apartment and condo complexes throughout the city also need well-built lots. Our parking lot paving and commercial paving services cover milling, base repair and full repaving, phased so properties stay open.
Talk to the city first
Long Branch has city rules on curb cuts, driveway aprons and lot coverage, and some beach-area properties have added review. Check with the city’s construction and zoning office before changing a driveway.
We also serve neighboring West Long Branch and Monmouth Beach. Our full town list is on the Monmouth County paving page.
Long Branch paving questions
We own a home in Elberon with a long, wide driveway. Is it better to repave it or replace it?
It depends on what is under the surface. If the existing asphalt is mostly intact with surface wear and fine cracking, milling off the top and repaving can give it a new life. If you see deep cracks, sunken areas or crumbling edges, the base has failed and a full replacement is the better investment. We check for both during the estimate.
Can you repave a parking lot for a medical office near Monmouth Medical Center while patients are still coming in?
Yes. Medical lots need open access, so we split the work into phases, keep accessible parking and drop-off areas usable as long as possible, and schedule the heaviest work for evenings, weekends or slow days. We review the phasing plan with the practice before starting.
