Asphalt Driveway & Parking Lot Paving in Holmdel, NJ

Asphalt driveways and parking lots in Holmdel: excavation, base, grading and paving by a family-owned, licensed crew. Free estimates.

Holmdel stands out in Monmouth County for its rolling hills, open land and large properties. The township is home to Holmdel Park, the PNC Bank Arts Center along the Garden State Parkway and Bell Works, the former Bell Labs building now filled with offices and shops. Dan The Paver installs and replaces asphalt driveways for Holmdel homeowners and paves asphalt parking lots for its offices, medical practices, churches and associations.

Large homes and graded drives

Residential Holmdel is mostly single-family homes on generous lots, many on winding roads and cul-de-sacs off Route 520, Crawfords Corner Road and Holmdel Road. Colonials and contemporary homes often sit up from the street, with driveways that rise to side-load or front-load garages and finish in a parking court. Older farmhouses and properties on the township’s rural roads may have long, narrow drives with a turnaround.

Because the land is not flat, many Holmdel drives have real grade. That affects every step, from how the subgrade is cut to how the asphalt is rolled. Our asphalt driveway paving work includes the excavation, grading and base needed for sloped and curved drives, and we can widen or extend a drive to add guest parking.

Clay, slopes and drainage

The soil picture in Holmdel is more varied than in many shore towns. There is more clay and silt in the ground, and the hills move water quickly across the surface. Together, that means runoff and slow-draining subgrade are the two things most likely to ruin a driveway.

We start by finding where water comes from and where it should go. Soft or clay-heavy subgrade is excavated and replaced with compacted aggregate. On inclines, the base is compacted in lifts so it does not creep downhill. The finished surface is shaped so water sheds to the sides or toward a swale, inlet or the street, not into the garage. Where a drive crosses a low area, extra base depth helps it ride through wet seasons.

On longer Holmdel drives that wind through trees, we also look at roots near the edges and at leaves and debris that clog swales. Keeping the shoulders clear and the drainage path open helps a new surface stay in good shape through the wet months.

Offices, retail and institutions

Holmdel’s commercial side is concentrated along Route 35 near Hazlet, Route 34 and the business campuses in the township, including Bell Works. Medical offices, banks, restaurants, churches, schools and townhouse associations make up much of the rest. Their lots range from small office pads to large surface areas around big buildings.

Our parking lot paving service covers milling, full-depth repair of failed sections, regrading and repaving. For large lots, milling the old surface keeps the finished height level with curbs and drains rather than building up.

Before you start

If your plans include a new curb cut, a wider apron or more paved area, check with the Holmdel construction and zoning offices first. Some roads in town are county roads, which can add a step.

Holmdel paving questions

Our Holmdel driveway climbs a hill to the garage. Is asphalt a good choice on a slope?

Yes. Asphalt works well on slopes when it is built correctly. On sloped Holmdel drives we pay close attention to compaction on the incline, set the cross-slope so water does not run straight down the center, and plan where runoff will go at the bottom, often a swale or the street gutter, so it does not wash out the edges or flood the garage.

Water pools on part of our drive after rain. What causes that in Holmdel?

Holmdel has more clay in its soil than the sandier towns to the south, and clay drains slowly. When the base settles in one spot, water collects and softens it further. The fix is to remove the settled area, correct the base with compacted aggregate and re-establish the slope. Simply adding asphalt on top would not stop the water.

Do you pave parking for office buildings and medical practices in Holmdel?

Yes. Office and medical properties along Route 35, Route 34 and the roads around Bell Works rely on safe, well-drained lots. We mill worn surfaces, rebuild failed base, fix drainage around inlets and repave in phases or after hours so patients, tenants and staff can still park.
