Sea Bright is one of the most unusual places we work in Monmouth County. The borough is a thin barrier strip with the Atlantic on one side and the Shrewsbury and Navesink rivers on the other, so almost every property deals with sand, salt and tight space. Small lots, raised houses and short driveways
Most Sea Bright lots are narrow. Driveways tend to be short, straight runs from the street to a carport, a garage or the open space under an elevated home. After Sandy, a large share of houses were lifted, which changed how driveways meet the building. Many owners now park beneath the living space, and the drive has to tie into that area cleanly without trapping water against piers.
Because frontage is limited, we plan the layout carefully: where the car actually turns in, whether there is room to widen for a second vehicle, and how the edge meets a neighbor’s property. When a homeowner wants more width, our driveway widening and extensions work is often the practical answer.
Building a base on barrier-island sand
The ground here is beach and river sand with very little clay. That is good news for drainage and bad news for stability if it is not compacted properly. Loose sand shifts under tires, so we remove soft material, place and roll a dense aggregate base, and only then lay hot asphalt at a residential thickness suited to cars and the occasional delivery truck.
Grading matters even more than usual. With the river close behind most homes and the ocean in front, water has to leave the surface quickly. We set a steady pitch toward the street or a planted edge, never back toward the foundation or a garage door. Sand also blows onto driveways here, so a tight, smooth surface is easier to sweep and maintain.
Commercial lots along the strip
Ocean Avenue, which carries Route 36 through town, is lined with businesses that depend on parking in the summer. Restaurants, beach clubs, marinas and multi-unit buildings all need lots that handle heavy turnover and salt exposure. For these owners we offer asphalt parking lot paving, including milling worn areas, rebuilding soft spots and repaving in phases so a business can stay open. We like to schedule commercial work before or after the busy season whenever possible.

Sea Bright paving questions
Our Sea Bright house was raised after Sandy. Can you pave the parking area underneath and the short run out to Ocean Avenue?
Usually, yes. Elevated homes in Sea Bright often have a parking pad under or beside the structure plus a short apron to the street. We work around piers and stairs, set the grade so rain and spray drain away from the footings, and check how the space meets the sidewalk. Your engineer or the borough may have rules about what can go under the house, so confirm that first.
Does salt air and flooding in Sea Bright change how you build an asphalt driveway?
It changes the base more than the surface. On this narrow strip between the ocean and the Shrewsbury River, sand drains fast but the water table sits close. We keep the excavation shallow but clean, compact a well-graded base in lifts, and pitch the finished asphalt toward the street or a lawn edge so standing water and storm tide wash off instead of sitting on the driveway.
