Lake Como is a small shore borough in Monmouth County, wedged between Belmar to the north and Spring Lake to the south, with Spring Lake Heights on its western side. The town takes its name from the lake it shares with Spring Lake, and it was known as South Belmar before taking its current name. Shore cottages and two-family homes
Lake Como is a few blocks wide and densely built. Older shore cottages, two-family homes and newer rebuilt houses sit on narrow lots with little side yard. A typical driveway is a single lane just wide enough for one car, running from the street to the back of the lot. Some properties have parking pads in front instead of a true driveway.
With so little space, every foot counts. When we replace a driveway here, we look at whether the width can be gained without breaking the town’s rules, and we pay close attention to the apron at the street, where curbs and sidewalks are close. Sandy ground, close to the water
This part of the shore sits on sandy soil with a fairly high water table, especially near the lake and toward the ocean blocks. Sand drains fast, but it also shifts unless it is properly compacted. Good base preparation here means:
- Full excavation of the old driveway and any loose fill under it.
- A compacted stone base built in layers, not dumped in one pass.
- A finished grade that sends water to the street rather than toward a neighbor’s foundation.
For driveways where the base is still solid and only the top is worn, milling and repaving can be a cost-effective option.
Parking for shore businesses
Route 71 runs through Lake Como and carries a steady mix of local and seasonal traffic. The shops, restaurants, bars and offices along it, plus the apartment buildings around town, all need lots that can take summer crowds. Lake Como has borough rules for driveway widths, curb cuts and lot coverage. Check with the borough construction and zoning office before you widen or move a driveway.

Lake Como paving questions
Our Lake Como house is a summer rental with cars parked bumper to bumper. What kind of driveway holds up to that?
Rental homes get a lot more parking, turning and in-and-out traffic than a typical family driveway. We build those with a well-compacted stone base and a dense asphalt surface, and we make the most of the usable width so cars are not driving on the edges or the lawn. Edges are where heavily used shore driveways fail first.
Can you work around the narrow streets near the lake in summer?
We plan around them. Lake Como's streets are tight and parking is scarce in season, so many owners prefer spring or fall for driveway work. If summer is the only option, we schedule early starts, keep the truck staging short and give neighbors notice.
