Spring Lake Heights is a compact, mostly residential borough just inland from Spring Lake, set back from the beach but still close enough to feel the shore. Its streets are lined with capes, ranches, split-levels and colonials, along with several garden apartment and condominium complexes. Dan The Paver handles asphalt driveways for homeowners throughout the borough and asphalt parking lots for condo associations, businesses and other commercial properties here in southern Monmouth County.
Typical Spring Lake Heights properties
Most single-family lots in the Heights are modest suburban parcels. Driveways are usually short and straight, one or two cars wide, running from the street to an attached garage or a parking pad beside the house. Some streets have newer homes with wider drives, and a few properties have longer runs to a garage set behind the house.
Short driveways wear in a predictable way: the apron cracks where the street plow and utility trucks hit it, the middle settles where cars park, and the edges crumble where they were never supported. We fix the cause, not just the surface. For full replacements we remove old asphalt and weak base, rebuild, and pave new. See our asphalt driveway paving page for what a full job includes.
Base and drainage on higher ground
As the name suggests, parts of the borough sit a bit higher than the beachfront towns, which helps drainage. The soil is still sandy coastal plain, with a few lower areas near Wreck Pond Brook on the southern side that stay wetter. Sandy ground compacts well when it is done in layers, so we place aggregate base in lifts and roll each one before laying asphalt.
Grading is set so rain runs off toward the street. On lots where the driveway slopes toward a garage, we shape the surface to carry water to the sides. Getting that right is what prevents icy spots in winter and puddles at the garage door.
Lots for condos, plazas and offices
Route 71 runs through Spring Lake Heights and carries most of its commercial activity, including small shopping centers, offices and service businesses. Combined with the borough’s condominium and apartment complexes, there is steady demand for parking lot paving. We handle milling, base repair and repaving, and we can rebuild failed areas as part of a larger milling and repaving project.
Check with the borough
Spring Lake Heights has its own construction and zoning office. Ask there about driveway apron rules, curb cuts and impervious coverage limits before any widening or new layout.
We also work next door in Spring Lake and in Wall Township. Our Monmouth County paving page lists every town we serve.
Spring Lake Heights paving questions
Our condo association in Spring Lake Heights needs the parking area redone. Can you work in phases so residents still have somewhere to park?
Yes. The borough has several garden apartment and condominium complexes, and phasing is standard for that kind of property. We divide the lot into sections, give the board a schedule to share with residents, and mill and pave one area at a time. Notices, car moves and access for emergency vehicles are planned before we start.
My Spring Lake Heights driveway is short. Is it worth replacing instead of fixing it piece by piece again?
On a short drive, the cost gap between repeated spot repairs and a full replacement is smaller than people expect. If the surface has many cracks, sunken areas or old repairs on top of repairs, rebuilding the base and paving fresh usually makes more sense. If the base is still firm, milling and repaving may work. We look at it in person and tell you which option we would choose ourselves.
