Point Pleasant Beach is the oceanfront borough at the top of the Barnegat Peninsula, home to the boardwalk, the Manasquan Inlet and a working fishing fleet. Dan The Paver handles asphalt driveways for year-round homes and summer rentals here, and asphalt parking lots for the restaurants, marinas, motels and shops that fill this Ocean County shore town.
Shore houses, small lots
Residential Point Pleasant Beach is a mix of older cottages, renovated colonials and newer raised homes on small lots between Route 35, Ocean Avenue and the inlet. Driveways tend to be short, often just long enough for one or two cars, and some homes use a side drive to a rear garage. Rentals and multi-family houses frequently need more parking than the lot was laid out for, so we often get asked about adding width.
Arnold Avenue and the downtown blocks near the train station have tighter streets and more pedestrians. On jobs there we plan deliveries carefully and keep sidewalks clear.
Sand, salt and storm water
The borough is built on beach sand with a high water table, especially near the inlet and the low blocks on the bay side. Salt and standing water break asphalt down quickly, so the base and the slope matter more here than in inland towns.
Our approach on a Point Pleasant Beach drive:
- remove the old asphalt and any loose or organic fill
- compact the sand and add a dense-graded aggregate base
- pitch the surface toward the street or landscaped areas
- place and roll the asphalt while it is at the right temperature
If the base under an old drive is still in good shape, milling and repaving can be a quicker option.
Rental properties also take more wear than a typical home, with several cars turning on the drive every weekend all summer. A firm base and properly compacted asphalt hold up to that turning far better than a thin layer laid over sand.
Busy seasonal lots
Lots near Jenkinson’s boardwalk, the fishing docks on Channel Drive and the shops along Route 35 carry heavy summer traffic and sit in low, salty ground. We repave, rebuild failed base and correct drainage, and we schedule around the season so businesses stay open.
Talk to the borough
Point Pleasant Beach may regulate aprons, curb cuts and impervious coverage. Check with the borough construction or zoning office before expanding a driveway.
We also pave in Point Pleasant, Bay Head and across the inlet in Manasquan. All Ocean County towns are listed on our Ocean County paving page.
Point Pleasant Beach paving questions
We rent out our Point Pleasant Beach house in summer. Can the driveway be done before the season?
Yes, and that is usually the best plan. We like to schedule shore-town driveways in spring or early fall, when streets near the boardwalk and Route 35 are calmer. Tell us your rental dates at the estimate and we will plan the job, including the time the new asphalt needs before cars park on it.
Our restaurant lot near the inlet has dips that hold water. Can you fix that without closing for days?
Often we can. Businesses near the Manasquan Inlet and Channel Drive deal with low ground and heavy traffic. We can mill and repave in sections, rebuild the low spots with new base, and correct the slope toward drains, working early or in phases to limit downtime.
