Monroe Township is a large and growing community in southern Middlesex County, known for its many active adult communities, newer family neighborhoods and remaining farmland along Route 33 and Applegarth Road. Dan The Paver builds asphalt driveways for Monroe homeowners and repaves asphalt parking lots for its associations, shopping centers and offices.
Adult communities and new subdivisions
Monroe is home to a long list of active adult communities, including Rossmoor, Clearbrook, Concordia, Whittingham and Greenbrook, plus newer developments. Homes in these communities typically have short, single- or double-car driveways, while the associations maintain private roads, clubhouse lots and guest parking.
Outside those communities, Monroe has larger family subdivisions with colonials, wide driveways and two- or three-car garages, and older rural homes along Perrineville Road and Spotswood-Englishtown Road with longer drives. Many of these properties are on half-acre or larger lots.
Base and drainage on Monroe soils
Monroe sits on the coastal plain, with sandy soil across much of the township and wetter ground near Manalapan Brook, the Matchaponix Brook and the township’s ponds. Sandy areas drain well but need solid compaction; low areas need deeper excavation and more base.
For a Monroe driveway, we remove the old surface, strip loose topsoil, compact the subgrade, and place a dense-graded aggregate base before paving. We set the slope so runoff leaves the drive and heads to the street or a lawn edge, which matters on flat lots where water tends to linger.
Large Monroe lots also invite add-ons: a parking spot for a work truck, a turnaround so cars do not back onto a busy county road, or a wider apron at the street. We build those extensions on the same compacted base as the main drive so the old and new sections do not settle at different rates.
Community and commercial lots
Clubhouses, guest parking, shopping centers along Route 33 and Applegarth Road, medical offices and houses of worship all need lots that drain and stay smooth. We work with HOA boards and property managers to phase milling, base repairs and repaving so residents and customers keep access.
Permit note
Check with the Monroe Township construction or zoning office, and your HOA if applicable, about aprons, curb cuts and paved coverage.
We also serve Jamesburg and Cranbury, plus nearby Englishtown in Monmouth County. See every town on the Middlesex County paving page.
Monroe paving questions
I live in a Monroe active adult community. Who is responsible for my driveway?
It depends on the community. In some of Monroe's adult communities, such as Rossmoor, Clearbrook or Concordia, the association manages driveways and roads; in others, individual owners are responsible. Check your association rules first. We work with both owners who have approval and boards planning community-wide work.
My Monroe colonial has a three-car garage and a wide driveway that is cracking. Can it be repaved?
Yes. Many newer Monroe homes have wide drives that were built with a thin base. If the cracking is shallow and the drive is level, milling and repaving may work. If it is sinking or breaking up, we remove it, rebuild the base and pave fresh. We let you know which applies after an on-site look.
